An Energy Performance Certificate (EPC) will give a property a rating on how energy efficient it is. It gives two ratings, one on its energy efficiency and the other based on its carbon emission efficiency. Both are graded from A-G, A being the best. It will also provide a rating that could be achieved if recommendations are undertaken.
If recommendations are undertaken they could save money on heating bills while also helping the environment.
The Assessor will gather information on the property including age, size, heating systems, levels of insulation and energy saving measures already undertaken. The information is processed by our software which produces the energy performance rating of the property. The report is then registered with Landmark a central government agency who produces the certificates.
The assessment should take no longer than 45 minutes depending on the size and complexity of the property.
It is a legal requirement to provide an EPC when selling a property. An EPC is a compulsory as part of a Home Information Pack (HIP) when selling a property.
The EPC must be no more than 3 years old at the point of first marketing the property. The rating graph from the EPC must also be included in any written sales particulars (Or attached to them).
Both the Seller and Selling Agent can be liable for a penalty charge if the legislation is not complied with.
An EPC is required for any property offered to rent from the 1st October 2008. The EPC must be not more than 10 years old. It must be made available to a prospective tenant at the earliest possible opportunity.
A Landlord is liable for penalty charges if the legislation is not complied with.

The penalty for not complying with the legislation in most cases will be 12.5% of the rateable value of the building with a default of £750. The range of penalties under the formula is a minimum of £500 and a maximum of £5,000. It is the Seller or Landlord who is liable for the penalty.
